Better Cheaper Housing

The project aims at establishing fundamental social and landscape values independent of cost per square meter. The concept of “bedre billigere boliger” literally means “better cheaper housing”. It has been developed by the client through a number of architectural competitions with the aim to offer a significantly reduced rent without losing architectural qualities.

Clear organizational transitions at different scales are paired with housing qualities of the Danish high density- low height housing movement: intimacy, spatial richness and variety – in an industrial product that optimizes the rational wins at all stages without failing fundamental living qualities and deaden the architectural expression

A 5×5 meter square is the fundamental building module. The basic home plot is 10×10 m and consists of one basic living module, an exterior 5×5 courtyard module, a small entrance passage module and a storage module (entry and storage is 5×5 m. in total). 5×5 modules can be added to this foundation horizontally or vertically – and apartment types thus come at 50, 75, 100, 125, or 150 m2.

Room heights are 2.70 m, interior materials are light and natural. Facades are black wooden boards. The horizontal board mounted on the seam between stacked elements, emphasizes the construction method of prefabrication.

Design with Lego-like elements

The surface of the housing group platform work as the game board to design the social and spatial organization along its edges. The home units are the playing pieces in an architectural game of Tetris

The concept has three scales

The masterplan operates with clear transitions between the built and the unbuilt as a number of housing groups are placed as sharp geometric platforms in the soft undulating landscape

The facades reveals the means of construction

Facades are black wooden boards. The horizontal board mounted on the seam between stacked elements, emphasizes the construction method of prefabrication.

Variations

Each housing group consists of 9 living units around a common courtyard accessible from all sides. Gate motifs and cutouts of the building volumes ensure light, transparency and views to the surrounding landscape despite the high density of housing clusters.
